INTRODUCTION TO LAND MEASUREMENT IN NIGERIA
Do you have
intentions of buying, selling, or investing in real estate in Nigeria but are
confused when it comes to land sizes, land measurement, and Land comparison?
Don’t worry; I am going to be explaining how you are going to get this once and
for all without forgetting ever again. Yes, I mean ever again using this simple
illustration or logic I got from and built on, from one of my real estate
mentors.
You don’t
need to be a real estate expert before you understand how to accurately measure
a parcel of land. Before you purchase a land or property in any estate location
in Nigeria, be it in Lagos, Abeokuta, Ibadan, Abuja, etc. there are some basic
terms used to denote land measurements you need to know as land measurement or
sizes differs from state to state in Nigeria.
You need to
also know that there is no such thing as a perfect or standard plot or parcel
of land because the earth (land) is not 100% positioned geometrically and it is
affected by several factors which may include development patterns, human
factors, and environmental factors.
In Nigeria,
the land
is usually measured in meter, feet, square meter, square feet, plot,
acre, and hectare. Now let us begin to analyze them one by one for you before
teaching you the land conversion technique.
Metre (m)
A meter is
the basic unit of length used in land measurement in Nigeria with equivalent to
1000 millimetres (mm) or 100 centimetres (cm), 3.28 feet, and 39.97 inches
(in).
Feet (ft)
A foot is
another fundamental metric unit for measuring length. It is used in the
imperial system of measurement. A foot (singular of feet) is equal to 30.48
centimetres or 0.3048m or 12 inches.
Square meters (sqm)
The square
meter is a fundamental metric unit of area. A square meter is simply the area
of a square that has sides that measure 1 meter in length. It has a symbol m².
It is used for measuring areas of anything from rooms to houses to land. A
square meter is also equivalent to 10.76 sq feet
Square foot (sq ft)
The square
foot is a basic metric unit of area. square foot is defined as the area of a
square that has sides that measure 1 foot in length. A square foot is
equivalent to 0.093 sqm
PLOT
A plot of
land is a small area of ground covered by specific vegetation. Plot sizes may
vary depending on the state where one is buying land as mentioned earlier in
the introduction. In Lagos State, the standard size of a plot is 60ft x 120ft
(18m x 36m i.e. 648 sqm), In other States, the size of a plot is 30 meters by
15 meters (100 feet by 50 feet), that is 450 square meters while in some other
cities of the country, plots are measured in 50ft x 100ft. It is highly
advisable to always ask for plot sizes in square meters before buying land
because the sizes of plots do vary.
ACRE
An Acre is
one of the standard units of measurement equivalent to the size of a football
field used by Land sellers and real estate professionals. It is a land usually
measuring 4,046sqm, 43,560 sq ft, 6 plots (each measuring 60ft x 120ft),
4840 square yards, 0.404686 hectares, and approximately 40% of a
hectare.
HECTARE
A hectare
is one of the least used metric unit systems for measuring land size. It is a
land measuring 100m x 100m (10,000 m2) or 328ft x 328ft. It is
about 2.47 acres and consists of 15 plots (each measuring 60ft x 120ft). There
are also 100 hectares in one square kilometre.
LAND SIZE CONVERSION IN NIGERIA
INTRODUCTION
The
Internationally accepted standard measurement is meters, millimetres,
centimetres, kilometres, etc. So, most real estate professionals, builders, and
architects will often quote the size of land in meters. If you have seen any
architectural drawings, you will notice that most are presented in millimetres.
However, because feet and inches were the oldest forms of measurement, many are
still accustomed to it. It, therefore, becomes essential to convert a
measurement done in S.I unit(meters) to feet for an appropriate mental
visualization of land measurement.
It should
be noted that the unit conversion of meter to feet is approximately (by one
decimal point) 1 meter (1M) = 3.3 feet (3.3′). So, by simple calculation
of multiplication and division of each other metric conversion rate, the
following are land sizes in meters and their conversion in feet.
LAND SIZES IN METRES AND FEET
18m by 36m
(648sqm), 60ft by 120ft (7200sqft)
18m by 18m
(324sqm), 60ft by 60ft (3600sqft)
15m by 30m
(450sqm), 50ft by 100ft (5000sqft)
15m by 36m
(500sqm), 50ft by 120ft (6000sqft)
18 m x 30 m
(540 sqm), (5813 sqft)
30m by 30m
(900sqm), 100ft by 100ft (10000sqft).
50 x 100ft/
15.2 x 30.5m – 463.6sqm (which means there are 8.7 plots of land measuring
463.6sqm in an acre)
60 x 120ft/
18.3 x 36.6m – 669.8sqm (which means there are 6 plots of land measuring
669.8sqm in an acre)
100 x 100ft
/ 30.5 x 30.5m 930.25sqm (which means there are 4.3 plots of land measuring
930.25sqm in an acre) and hectare is equivalent to 11.1 plots (10,000/900).
Conclusion
A plot of
land is not always a specific area but 464sqm or 50''x100'' are becoming
popular in Nigeria.
