WHAT DOES SITE INSPECTION MEAN?

Site inspection is the physical or virtual assessment of a parcel of land to check if standard rules and regulations guiding land procurement are obeyed before making land purchases to a real estate practitioner if satisfied with the land features.

The best way to avoid blaming yourself after purchasing land from a real estate agent is scheduling a site inspection to the land you are about to purchase.

The rate at which real estate agents or marketers are bombarding land buyers in Nigeria is becoming alarming due to the introduction of new estate schemes by real estate developers and competition among Nigeria realtors.

They make emphasis on features & benefits the developers cannot provide due to the urge to sell as many plots as possible and make quick commission, get incentives and all-expense paid trips abroad.

You as a client need to see not only the picture or video of the features of the estate you are about to buy but also consider some factors such as the location of the estate and relate it with the purpose or objectives you have in mind before buying.

So many land buyers in diaspora have blamed themselves paying a huge amount of money for a land not worth a quarter of the amount they paid for it. Yes, not even a quarter.

What can save you from going through the stress of requesting for a refund after payment is to make thorough research on the land you intend buying and make sure the land seller is professional enough to deliver what they promise.

This is why I always advise newbies in this real estate marketing business to always make sure they familiarize themselves with the estate land they are planning to market to land buyers.

QUESTIONS TO ASK YOUR REAL ESTATE CONSULTANT BEFORE SITE INSPECTION

I. How much does your realtor charge for site inspection fee?


It is advisable to ask your realtor how much he/she charges per inspection.

Though, majority of real estate marketing companies or developers in Nigeria have their inspection days and provide free buses for conveying both you and your realtor.

Always have it in mind that it cost you a specific amount to get to the pickup location. Some agents live as far as another state entirely.

As a real estate consultant, I travel from Abeokuta to as far as Lagos, Ibadan, Portharcourt, Abuja and any location where the property is in Nigeria.

The inspection fee your realtor charges varies depending on the property type, size, location and stress or risk involved in the product being inspected.

They will not take your hard earned money and not providing you for what you truly deserve.

I know how it feels to take a risk of investing that expensive amount of money.

You will definitely want to strike a bargain but remember you want to work with someone with vast experience in the industry so whether your realtor charges you for inspection fee or not, have it in mind that you need to appreciate them for reaching out and dedicating time to attend to you.

II. Is it mandatory to be available for site inspection?


Yes, it is recommend that you are on-site for the entire inspection.

We do understand that sometimes it’s not an option to attend, and, in such a case,

we recommend that a trusted third party be there to make you aware of the major issues and look after your best interests.

Educating yourself and knowing what you are buying should be a top priority to you. It prevents you from making costly mistakes and decisions you’re bound to regret later.

III. How much notice do I need to book an inspection?


You are expected to make enquires about or schedule an appointment for site inspection within 24-72 hours.

Scheduling an appointment for inspection makes everything look well organized and properly planned.

IV. What is the best time of the day for site Inspection?

The best time to go for site inspection is between 8am -10am in the morning to avoid getting scourged by the hot sun or rain .

You also get back home as early as 3pm -7pm back in the evening in order to have enough time to attend to other businesses of the day.

V. How long will the site inspection take?


The total hours to be spent while inspecting won’t take you more than 3 to 5 hours on-site and an additional 3 to 5 hours on the road.

Calculating the total hours, it will take you 6-10 hours on average.

Therefore, it is impossible to think that you can do a thorough inspection in a few hours.

A major reason to always schedule an appointment for site inspection as early as possible in the morning

VI. What benefits would you gain from having a site inspection with your realtor?

You should understand that a real estate Consultant has vast level of expertise and more product knowledge than you do.

Going with your consultant or realtor for site inspection will help spot out and correct errors before plot allocation.

They can also help you make proper investigations on the best part to choose in the estate.

Another advantage you get is they always spend unlimited time with you to ensure that all necessary information you need are provided.

You can’t go for site inspection, travel a long distance with people you don’t know or haven’t associated with before.

The best time and place to ask is when any or both of your consultant and seller is available on site.

Are the landmarks correct?

When will construction commence and expected time of delivery?

Will the facilities and features promised be provided and when?

How long will it take for plots to be allocated after payment is initiated

Are there any legal concerns on the land?

Is the land ready for building or just investment?

What is the Size and Shape of the land?

Are the boundaries clearly and accurately marked?

Does the land have a clear and verifiable title?

Does the land have any usage restrictions?

Is it zoned for the type and size of property you are planning?

Where can you build on the site?

Does the proposed house plan violate any rules: setbacks or other zoning restrictions, septic rules, rights-of-way, or other regulations?

Does the soil percolate?

Is the property located in a flood zone?

Is there a high seasonal water table, seasonal streams, or low-lying areas subject to flooding?

Are there areas subject to erosion that will need stabilization?

Is the land accessible by road? Who maintains the road?

Is there adequate access for construction equipment?

Are there problems soils, including expansive clay, un-compacted fill, or ledge that may require blasting?

Are there nearby nuisances such as unwanted noises, smells, or hazards

Is the distance proximal to major places, work, shopping, restaurants, etc.?

Are there any future development nearby: houses, commercial development, roads, highways

How much does buying a plot of land costs in the neighborhood?

There is always of mind in what you are intending to purchase through reviewing all necessary documents before payments

Ability to physically confirm the topography if it is dry, swampy or flooded.

In most cases, you might also end up getting amazing offers directly from the developers.

NB: One thing you might not know is that despite carrying out a property inspection,

you can still end up making mistakes but you are far more better than those who didn’t show up at all because you will see warning signs whether to buy or not.


People who go for site inspection will definitely not buy third mainland bridge as beachfront land at Ibeju Lekki or a swampy and muddy area as dry table land due to proper verification processes undergone.
